The area is located in the north Ha Noi high-level suburbs, facing the lake of Van Tri Golf Club, carachterized by the presence of water on natural small lakes and rice fields. 

The project enhance this geological features developing the design around a central lake, where facing 250 single villas, Hotel and Resort complex, a Country-club, an open Teathre, the main park, and a nautic-club. The lake coast, divided in many small peninsulas, permit to maximize the number of houses with direct access to the water, with private piers for small boats. The Nautic Club and the Country club divide the residential area from the main park, where are located the sporting areas, the equestrian club, the bycicle tracks and the skating rink. On the opposite site, the Commercial area, with offices and shopping centre, makes the main gate to the village, with panoramic terrace looking at the whola area. The circulation system is organized on 2 levels, with pedestrian and bicycle lanes separated from the trafic roads.
